Cambridge buyers hurry to bag themselves a bespoke home

Housebuilder Morris has seen savvy homebuyers flocking to its Cam Locks development in Cambridge to buy properties off-plan.

Following the success of the first and second phases at the Cam Locks site on Bannold Road in Waterbeach, fifteen properties from the third phase have already been bought off-plan as homebuyers hope to cash in before house prices start to rise.

According to recent figures published by Knight Frank, purchasing off-plan can save buyers up to eight per cent on the real value of their homes*- providing a real opportunity for people to make a long-term profit from their home.

Cindy Vials, regional sales director for Morris, said: “Confidence in the market is improving, and buyers are making the most of opportunities to purchase.

“If the market rises, buyers could be in profit by the time they move in and many people are acting fast to avoid missing out on the great deals on offer.”

Buying off-plan also allows homebuyers a number of additional benefits, such as having the pick of plots, plenty of time to plan and prepare for the move and a chance to personalise the property by choosing their preferred fittings.
Cindy added: “The benefits of investing in an off-plan home are obvious, but we advise homebuyers to check through a number of things before they make the leap.”

Morris has put together the following top tips:

• Consult the site plan – check the site plan carefully to ensure you choose the plot that’s right for you. Morris has development plans at all its sites and the sales advisors will be happy to talk through the position and layout of any homes that interest you.

• Take a look at other developments – as your house won’t be built yet, your housebuilder is likely to have similar properties available at some of its other developments. Visit one of these to get a feel for the room proportions and layout of your new home.

• Explore the showhome – the showhome is often one of the first properties to be built on a new development. Take a good look round as this will give you an idea of the specification and quality of finish that you can expect in your home.

• Know your builder – has your builder won awards for landscaping or the quality of its developments? What about customer service? It’s important that you trust your builder to deliver what they promise as you have nothing to gauge this on by buying off-plan.
